The Sitting Room is an extremely spacious and airy vaulted open-plan room, furnished to a very high standard, which leads through an archway into the kitchen and open-plan dining area. There is an impressive open log fireplace for the use of early spring and late autumn visitors. There are two spacious, separate seating areas with large, squashy, English sofas in one area.
For those wishing to relax indoors there is also Starlink WiFi inside & out, TV, DVD player and CD player. There is an ample selection of DVDs, CDs, books and board games provided for the enjoyment of our visitors. Two pairs of double French doors lead out on to the main terrace.
The Dining Room leads from the sitting room and features a large dining table and oak chairs and a dresser housing some decorative local china. A pair of double French doors lead out on to the main terrace and outside dining area.
The Kitchen leads off the dining area. It has a magnificent ‘Smallbone’ style kitchen which was designed by a keen cook and it is exceptionally well equipped. There is a central island unit housing a 5 burner gas hob and an electric oven below. The kitchen is equipped with a large fridge/freezer and a dishwasher as well as a good range of useful kitchen appliances including a microwave cooker, Magimix and toaster. There is also a comprehensive library of cookery books.
There are three double bedrooms, all of which have air-conditioning, mosquito netting and offer en-suite facilities.
Bedroom 1: The master bedroom has a king-size bed fitted with a high quality English pocket–spring mattress. The en-suite bathroom features a full-size bath with shower over, W.C. and hand-basin. A hairdryer is provided. Also in this room there is a small safe for valuables. A ceiling fan is fitted. Double French doors lead out onto the terrace where there is a small marble table and two chairs. A lovely place to sit and relax in the morning, watching the passing ferries on their passage to and from Italy.
Bedroom 2: This bedroom features twin beds which are fitted with high quality English pocket-sprung mattresses. The shower room is en-suite with a W.C. A ceiling fan is fitted. Two pairs of double French doors lead out onto the terrace where there is a small marble table and two chairs.
Bedroom 3: This bedroom features antique twin beds which are fitted with high quality English pocket-spring mattresses. The shower room is en-suite with a W.C. Double French doors lead out to the back terrace.
Guest WC: This is situated off the entrance hall.
The Main Terrace: This partly shaded, spacious terrace runs the entire length of the house and is a wonderful place to relax or eat al fresco, whilst surveying the view. Double French doors open out all the way along the house onto this terrace and are equipped with sliding mosquito nets. Under the covered section, conveniently situated close to the kitchen, there is a large dining table with seating for 8 and a seating area with rattan armchairs.
On the open terrace area, there is a large rattan L-shaped sofa offering wonderful views over the surrounding olive groves and on down to the sea and the mountains of Albania. Wide steps lead down to the pool terrace.
The Pool: The large private pool (10m x 5m) has been designed for both serious and leisure swimmers. The shallow semi-circular Roman steps are popular with parents with young children. The pool terrace is surrounded by railings & lockable gates have been fitted for the safety & protection of young children. The pool terrace is very spacious. There are 6 sun beds & a large parasol in the sun bathing area.
Adjacent to this, there is a large dining table with 8 chairs. A large parasol over the table offers shade. The charcoal bbq is near the dining area. Also on this terrace is a well equipped outside kitchen which offers a dishwasher, fridge & sink. The cupboards above are well stocked with plenty of plastic crockery, glasses & cutlery for use in this area. In addition there is a washing machine and tumble dryer in this area.
High on the hillside above the villa is a small shady terrace underneath an olive tree which offers a panoramic view over the property to the sea and the mountains beyond. It is a delightful place to read or to enjoy a pre-dinner drink.
Villa Sfakoi stands in its own two and a half acre plot. The area around the villa has been landscaped; the remainder of the plot is olive grove & rocky hillside which is home to several resident tortoises.
